What exactly is home staging?

Home staging is the act of preparing a private residence prior to going up for sale in the real estate marketplace. The goal of staging is to sell a home quickly, and for the most money possible by making a home appealing to the highest number of potential buyers. Staging focuses on improving a property to make it appeal to the largest number of buyers by transforming it into a welcoming, appealing, and attractive product for sale. Staging raises the value of a property by way of reducing the home's flaws, depersonalizing, de-cluttering, cleaning, improving condition items, and landscaping. For vacant homes, staging furniture is used to create a living space the buyer can "see" themselves living in. Properly executed staging leads the eye to attractive features while minimizing flaws.

Staging is anything that helps a home seller make their home more attractive and appealing to potential buyers. We offer discounted furniture and accessories or use existing furnishings to make a house look its best while on the market. We also offer full service staging and offer contractor consulting services which may include choosing paints, tiles, carpets, etc, and working with the contractors to get the house ready.

One may think that buyers make logical decisions, but often emotions guide buyers to what just "feels right". Creating a warm, inviting and attractive atmosphere can make all the difference to the buyer of a home.

I’ve heard that hiring an interior designer is very expensive. Will you work with me on my budget and if I want to start with one room?

We are budget conscious at Designs by KF and assess each client’s need individually, working with you to achieve your desired look within the price range. Color and lighting can produce large results at a relatively low cost, and there are many other ways to stretch your dollar. We’re passionate about our work, and put great thought into every design project, whether it’s a single-room makeover, re-model, or complete new construction assignment.

My house isn’t worth being “professionally staged”…

Even spending a mere $200 for staging services should net you thousands in return and speed of sale based upon statistical data. In the previous statistics, unless the house is under 50K this argument is invalid.

Why can’t I just stage my own home?

Home sellers are usually incapable of successfully staging their own home. Why? Because our home is like our child, we don’t always see all of their flaws. We’ve gotten used to the way it looks and in fact it is difficult emotionally to change it. If you can’t view something objectively then you are unable to market and package it effectively. Additionally, most home sellers don't "stage" homes everyday so it is unlikely that they possess the experience to expertly transform their own home. That’s what professionals are for and that is where the greatest returns come in.

In this slow housing market, why would I spend extra money to sell my house?

Especially in this fiercely competitive housing market, your home needs to stand out in the crowd! Home staging will give you an edge because we know what appeals to home-buyers, and have the expertise to transform your home into their dream home. National Association of Realtors statistics show that staged homes sell twice as fast as non-staged homes. The longer a home is on the market, the lower its sale price, so you see how important it is to sell your home as quickly as possible! How can you afford not to stage your home?

Can’t homebuyers use their imagination and look past the décor?

Only a mere 10% of homebuyers can actually visualize the potential of a home. This is why having a vacant home professionally staged is so important. Buyers cannot visualize size and scale so furniture helps to give them a frame of reference.

I want to plan an anniversary party, but have a budget. Do you work with that?

Absolutely. We work on a full spectrum of projects. In our initial meeting, one of our main concerns we address when accessing the client needs, is establishing a budget.
